SAP & EPC - The Standard Assessment Procedure is the methodology approved by Government to assess and compare the energy and environmental performance of dwellings. Southern Energy Consultants fully accredited SAP Assessors have provided thousands of SAP Calculations and Energy Performance Certificates (EPC's) to National, Regional and Local Developers for new build dwellings, extensions, refurbishments and conversions nationwide to ensure compliance with the Building Regulations Approved Document L1a & L1b Conservation of Fuel and Power. Our in-house team can provide As-Built SAP Calculations and EPC's within 24 hours of receiving the Air Permeability Certificate, As-Built Specification and address confirmation from the client. We are comfortable working with your specifications, providing our own or working with you to value engineer a compliant specification.
SBEM - Simplified Building Energy Model (SBEM) is a software tool similar to SAP and is used for compliance with the Building Regulations Approved Document L2A & L2B for non-domestic buildings in support of the National Calculation Method for the Energy Performance of Buildings Directive. All our calculations are provided by fully accredited assessors comfortable working to your own specifications, providing in house solutions and value engineering if you're looking for alternative compliance options. Our in-house team can provide As-Built Calculations and EPC's within 24 hours of receiving the Air Permeability Certificate, As-Built Specification and address confirmation from the client. We are comfortable working with your specifications, providing our own or working with you to value engineer a compliant specification.
Water Calculations - Southern Energy Consultants provide full Approved Document G of the Building Regulations calculations to confirm no greater than 125 litres/person/day consumption for potable water will be provided. There is an optional standard of 110 l/p/d which can be applied by Local Authority Planning Departments where there is a clear local need and set out in the relevant Local Plans. We can advise on the standards required along with providing Sanitary Fittings Specifications identifying flow rates and capacities required to deliver either standards.
Air Tightness Testing - Southern Energy Consultants fully accredited Air Tightness Testing & Measurement Association (ATTMA). Utilising fully UKAS Calibrated equipment our Engineers have provided thousands of Air Tightness Tests across the South East, South and South West of England for domestic and commercial properties. All our engineers are CSCS qualified and linked directly to our servers with all certification lodged with ATTMA prior to leaving site, this provides the mechanism to start preparing the As-Built SAP and EPC immediately after the testing has been completed. In the event that a dwelling fails to achieve the level of air tightness determined by the SAP Calculation our engineers will provide a report identifying the remedial action required. In many cases this can be rectified immediately by members of the Site Team and further testing can be carried out. Ventilation Testing - Southern Energy Consultants have provided hundreds of System 1 (Intermittent) and System 3 (Continuous) and System 4 (MVHR) ventilation tests across the South East, South and South West of England. Utilising the most efficient and accurate UKAS Calibrated Powered Flow Hoods, our ventilation test results are far more accurate than simple Vane Anemometers. At SEC we will calculate the whole house ventilation rate for continuously running systems as part of our service and ensure certification is issued within 24 hours of the test. Combining Ventilation testing with Air Tightness testing is a cost effective solution for delivering Part L and F compliance.
Acoustic Testing - Southern Energy Consultants provide full impact and airborne sound testing separating (Party) Walls and Floors in compliance with minimum requirements of Approved Document Part E or enhanced testing regimes to comply with, for example, Housing Association KPI's which often require a larger proportion of testing than that of the Building Regulations. As per our Air Tightness Services the Site Management will be notified of the results immediately following the tests with full report for Building Control issued the following day.
